Afternoon

Looked at a rewire/ rear extension job today

They are turning the one property into 2- the ground floor side annex will consist of 1x dining/kitchen area and bedroom with en-suite (gas heated)
So electrical load will not be a issue

They do not want a new head and meter for the 2nd property becuase of the ÂŁÂŁ of that

is there anything wrong with this:

head>> meter company meter>> henley block

henley>> DB1 of main house

henley also>> 100a check meter (consumers owns this meter now?)

100a check meter>> switched fuse isolator

switch fuse isolator>> DB.2 in side annex via a swa

or is there a better option?
 
I have seen a few properties in Bath with one cutout and 2 meters, one meter per flat.
Often see it in the large townhouses over 5 stories with a 3 phase cutout . basement and ground on one phase. first and second floors on phase 2, then 3rd and 4th floor on phase 3. each floor being an apartment with its own meter down by cutout and then swa going upto the consumer unit in the flat.
 
Sub meter?, in my world a check meter is a meter that is wired in series to the supply meter to check the meter accuracy of the supply meter. Otherwise it is a sub meter.
 
In the OP, the configuration means the main house will be billed for both the house and the annex as one property. The homeowner will then have to charge the family member using the annex through the check meter readings.
This check meter will not be calibrated as the DNO one is.

Call it what it is.... it’s a granny flat.
 
You can get sub meters that take a paper card.
The tennant purchases from the Landlord ÂŁ10 or ÂŁ20 cards and just inserts them into the meter as and when.
The landlord gets the bill for the main meter
