If you just want the fan to come on and off with the lights, then that’s fine.
(Although I don’t see a voltage on the linked page. I assume it’s 230v and not 12!)
If you want an overrun timer on the fan, you’ll need another cable being a permanent live.
You should also run an earth to the fan, (even if it’s not used) but I don’t see one at the light.
So you need a twin and earth cable...

I’m not going to comment on the light installation itself.

There are special regulations concerning electrics in a bathroom, but as it’s an in-line fan, you’ll be doing work in the attic above.... not the actual bathroom.

In theory, you could do as you suggest although it is good practice to connect the fan via an isolation switch so it can be switched off independently from the lights in case of a fault or for maintenance. This would usually be a triple pole switch such as this:

Although in your case it sounds like you would only need to use two of the poles. You will also need to run an earth to the fan, even if it doesn't require one.

Your lights may need a bit of work as the basic insulation is being clamped by the cable clamp - the cable sheath should extend all the way in to the enclosure over the choc block. I think you may also have a rodent problem that needs sorting before they chomp through you new fan cable... ;)

The cable looks perhaps to be 2.5mm2 T&E, which of often difficult to fit into a downlight connector block, they are designed for 1 or 1.5mm2 cables. Having seen that, I'd be wanting to check the other connections, hoping there aren't open chock block junctions in the loft.
