I have just done some work for a builder for a new house extension which consisted of,

Additional sockets added to existing rfc

Additional lights taken from existing lighting circuit.

All tested with good results.

I have sent a minor works to the home owner and the builder has asked me to email him a copy of the certs which he needs to show to the building inspector who has some final inspections for the extension.

I have emailed the builder the certs but is this normal for the building inspector to need copies of the mwc and or an eic for works on an extension ?

strictly speaking you should have provided the cert. to the builder, not the home owner as the builder was the one that ordered the work. (page 236, 644.1)

and the builder has to prove compliance to all parts of the building regulations including part P. your cert. allows him to tick that part of the compliance off his list.

Building Inspectors will often ask to see Minor Works and or EIC’s.

Don’t agree that the Builder should have the certs. Ultimately, is the home owner who has to show compliance, if compliance is required.

I suspect he wants to make a nice little mark up on your certificates, like they do.

i send copy cert/s direct to LABC. originals go to whoever ordered the work.

I know you're not registered Tel. Do you still do notifiable work? If so, do you ever come across any problems? Do you just send the cert to the building authorities or do you get them involved more?
Sorry, a lot of questions, just wondering if it's worth being registered.

thing is, if it's a new extension or other building works that are subject to building control, then you don't need to be registered with most LABCs. they will accept a copyof your EIC. it's just the other jobs like new circuits/CUs and such, where BC is not involved, when you have problems. in my case, I use a mate who is registered to notify. i sign for design and installation: he does test and cert.

i'm not registered for the simplereason that i refuse to paynto a scam to be allowedto earn a living. apartfrom which, at 72, i generally concentrate on the smaller jobs, specialising in breakdowns and fault finding, CCTV, fire and intruder alarms.
