Hi Guys

A friend of mine is moving his buisness into a unit on a local industrial estate. He hasnt bought the property he is leasing it he has asked me to come and make some modifications to the wiring but on arrival it is clear that the current installation isnt up to spec and frankly parts of it are dangerous. I have very little experience in periodic test/inspect but am i correct in thinking a property has to under go a full test and inspect when a new tenant moves into a unit. Im happy to carry out the remedial work which includes new disboard but should the landlord be made to bring the install up to standard before the unit can be leased?? Im thinking this to save my friend some money. He has a tight budget only just enough to cover the three phase circuits he requires, but the exsisting single phase install is very poor and could do with replacing.
