Got called to an immersion not working. When switched on there is 230V going through stat to element 230v between L and E but also 230v between N and E. resistance of element is 20 ohm does this soy d like element is faulty?

Also if this requires replacing the angle the element will come out of tank is very close to wall how do I overcome this?

The element doesn't need to come out straight.
Once it's unscrewed it has loads of movement.

But it's not the element.

Neutral has failed, probably at the switch.
 
Or the element may be so furred up it's not getting the water to selected temp.Is the water getting hot at all?
 
But I disconnected the element and then there was 230v between the L and N

Ruston once the element is connected there is 0v between l and n so it will never heat up
 
You need to check your supply connections then if you are sure the stat is working and the element has the continuity that you say.
 
If the neutral is failing why would I be getting 230v between l and n once element is disconnected
 
Because it will not carry the load over a bad connection but be enough to register on your meter. Check at the board and the switch as has been said.
 
Is it fed through a E7 timer clock? These have been known to fail. If you're getting 20ohms through the element & high IR with element disconnected I'd say the immersion was ok. As mentioned already check the stat for an overheat device. Sometimes they're screwed into the immersion body between the stat & Live pin. Check terminals at switch if it has one, could be burnt out due to high resistance joint.
 
You need to check polarity go to the element and test across the flex coming in ie L-N 230v L-E 230v N-E 0v when yo get this you know the polarity is correct now move on the the swirched side of the stat and measure across the element ie 230v yes if no check the stat for switching why I say this is because 90% of theses problems are the stat. forget Eco7 just now and just make sure you are getting a supply
 
And if you are going to change a tank element ever, remember to turn off the water as taking out a tank element is just like opening a tap I know I was that plonker
