Hi,

Taking into account the table for initial frequency of inspection and testing in the In Service CoP and the need for risk assessment, where does private rented accommodation fit in on the table?

It's 4 years for things like fridge, washing machine, and 2 years for the things like kettle, vacuum cleaners. And at change of each tenant. That's of the top of my head. Regards colin
 
Also consider if the appliances are not part of the rental agreement, it's not the landlords responsibility. Only fixed appliances eg boiler, cooker etc.
 
I rent a property, and personally go in and test Everything every 12 months. Even the tenants personal items. Do it for free. It's just something I do and makes me look like a caring landlord doesn't take long, lets be honest.
 
I get the boiler and hob gas certified. There's no way is spend any of my time PATing for fun.

Do you do the Periodic? Think mines over ten years...
