Hello Gents,
I am new to this site and looks pretty impressive - I need some advice - any idea how long to carry out an EICR on a 3 bed standard terraced house - floorboards up and down.

Hi Sparky, welcome to the forum, I would book a full day for that maybe 6 hrs for the test and 2 hrs for paperwork. so a full day imo
 
depends how in depth you want to go. it's generally accepted that you don't lift boars on an EICR. visual inpection on accessories, taking random fronts etc. off and full tests of all circuits, earthing &bonding, labelling etc. about 4 -5 hours for average property.
 
Thanks Gents, can I ask what the max to min charge acceptable for this type of work.

As mentioned, you need to allow circa 2/3 day to do a reasonable job, your charge should reflect that.

A problem you might come up against though is companies that specialise in not doing them properly and pricing based only being on site for a short while, sometimes calling them by a different name (visual inspections, safety inspections, etc.). The customer is often not aware just how little is being done, and can't understand why you would be charging 2 or 3 times some other quote they've had.
 
H Sjd , you are absolutely right - its all about getting the job done and I am sure corners get cut by these companies , if you do the inspection to the book you end up without the work in a lot of cases,I guess its a problem for a lot of sparks out there- What can we do ?

When you meet the customer and talk them through the job you need to emphasis the detail you go into and how long it should take - so for such a property 5 hours min, plus the time at home to prepare the relevent documentation, etc, etc.

If they get a quote for 1/2 your price simply walk away.
 
I find there are some customers who want the job doing properly, and as Murdoch says, you can explain what is needed to do this. I even did one earlier this year where the customer wanted it doing as thoroughly as was possible so he could get his builder to fix lots of things not done properly in a house renovation.

Then there are some customers who just want to be able to have ticked a box to say they've done it (e.g. about to let house out) and don't really care how well it is done, they just want the cheapest price. Also rental agencies sometimes come into this category. You probably won't win these jobs.
 
Realistically a full day with paperwork ,

However I have encountered people and argued with them when I've been told they can do 3 houses a day full EICR.

I'm guessing most are done from the van
 
hi guys, im new on here but i was testing for the local authority in void properties for years, to do a thorough inspection and test including your paperwork on an average 3bed installation should take about 4-5 hours, and that all depends on what your test results/visual inspection reveal. we also carried out all necessary remedial work and upgrading on top of testing so every void property went back satisfactory.

Try this around my area. There is no explaining it to people once money gets involved. You tell them it will take a day and its for your safety, they turn around and say another 'spark' will come in and do it all in one hour and half/ a third of my quote.
