Just been to look at Landlords lighting at a block of flats. Problem is there are three square D type fittings on each floor and they are on 24-7. There are no windows so no natural light. Is there a regulation to stop me adding sensors so the lights only operate when there is someone in the hall / passage ways? Plus may change to retrofit LED versions.
Any Advice

If it' s landlords lighting , are there no em. light fittings (possibly maintained on each floor for safety anyway. If there was then pir probably wouldn't be a problem.
That is my opinion. No doubt someone will shoot me down.

I think maintained em lights with LEDs is the way forward here as you will make sure there is always always a lit escape route. Problem is in the event of an interruption of supply the escape route will not be lit. You could open yourself up to legal problems for failing to risk assess the situation and cause additional danger. Look at fitting smoke detectors as well!

No smokes, although there is a smoke vent button by main door. The thing is in a housing like a call point ( Not sure what it does except for the smoke vent notice, will look into it)

That's probably to open a smoke vent somewhere in the stairwell. So that the smoke will clear from the stairs, it may well be right at the top and be a small skylight

There is CIBSE guidance that lights should remain on during hours of darkness where elderly persons live, however i think its quite old and probably hasn't caught up with technology.

I've used LED fittings with microwave sensors switching on sections of corridors in sheltered housing and had no complaints. They dimmed to 10% then off after 20mins or so.

We had the advantage of rewiring at the same time so emergency wasnt a problem - reduced maintenance costs were key, energy savings a bonus.

I'd do it every time now.
