Guys, I am in a bit of a quandry. A very very good customer of mine who I am currently doing lots of work for has asked for my opinion on her parents rental property, I have seen the EICR carried out by someone else which has a few C2s on and they are worried that all of these have become apparent since the last 'EICR' (or PIR) in 2008.

Could it be that this guy is looking for more work? Or that the original report didn't pick these up? They always use their own tradesmen when work needs to be done so not letting agent trades.

Codes as follows:

C2 - No thermal cut out on immersion (if this is correct then I agree a C2)
C2 - faulty kitchen light (again unlikely as landlord ensures property is always maintained well)
C2 - broken double socket (again C2 if it is)
C2 - single insulation showing on 4 x pendants and 1 broken
C2 - batten holder not IP rated for bathroom
C3 - mechanical protection required to shower cable (even though on the test results it is covered by an RCD?!)

What are your thoughts?

it's a 2 hour job to fix all that in 1 hit. £60 + parts.

C2 immersion heater.
C2 faulty kitchen light, could be C3 depends on fault.
C2 broken socket, C1 if exposed live parts, C3 if its nowt spectacular.
C2 insulation showing, C3 in my opinion, this also concurs with a photo example for 2395 course.
C2 bathroom batten, what zone is it in?
C3 shower cable, if RCD protected, and breaker is correct rating for cable, then no code.

Cheers…………Howard

Thanks both, I'm hopefully going up there to have a look, it's not that local so will cost a bit more, the most baffling one was shower cable needing mechanical protection even though RCD protected?! Although it's hard to say without seeing the property. Thanks for the replies.

shower cable would only need mechanical protection if it was liable to be damaged without it. the imm. heater only needs a new stat. with thermal cut-out inc. (fix the rest with a bit of tape. :bucktooth:)

That's spot on!
