Guys, I am in a bit of a quandry. A very very good customer of mine who I am currently doing lots of work for has asked for my opinion on her parents rental property, I have seen the EICR carried out by someone else which has a few C2s on and they are worried that all of these have become apparent since the last 'EICR' (or PIR) in 2008.
Could it be that this guy is looking for more work? Or that the original report didn't pick these up? They always use their own tradesmen when work needs to be done so not letting agent trades.
Codes as follows:
C2 - No thermal cut out on immersion (if this is correct then I agree a C2)
C2 - faulty kitchen light (again unlikely as landlord ensures property is always maintained well)
C2 - broken double socket (again C2 if it is)
C2 - single insulation showing on 4 x pendants and 1 broken
C2 - batten holder not IP rated for bathroom
C3 - mechanical protection required to shower cable (even though on the test results it is covered by an RCD?!)
What are your thoughts?
