That method is about 5k, there is some other bits that I need todo which i didn’t mention in my initial post. So I might not be that far away,

I will try that method on some other jobs I have priced recently and see how it compares

Perhaps the other spark has done quite a few of them sane properties and knows all the routes,etc.
Good money to be made at that lower rate if say you’re doing 1 a week.
