The house i am about to buy is in need of a complete rewire, 3 bed detached, 1970 build in Teesside.

The house is empty and there will be no furniture and the carpets will be removed after the re wire. Also the walls will be redecorated.

I beleive the ground floor has a concrete floor.

How much am i looking at?

I am trying to re negotiate the price with the vendors and may need soem quoters so if nayone is in the area and can go along to give me a free quote it would be much appreciated.

id say you re looking at the 3k mark for an average quote-give or take a bit. some may come in at 2.5k but for as far as a vendor is concerned, ham it up. tell them its gonna cost 3.5-4k for the 'inconvenience'. dont forget decorating costs too! even if you are decorating, its the 'inconvenience' of the rewire that will 'result' in decorating. think you get the picture. best of luck
 
Include the shower in the rewire its easier that way and if you go with the above quotes you wont be out of pocket. Also make sure your consumer unit has a couple of spare ways at least so you dont have to change that if you build an extension later and want another circuit.

i will be extending over the garage in the future. I have to replace the garage roof ....... maybe i should do the extension now!!
 
cant remember the rule of thumb etc but you would never fit a cu and fill it. i think its leaving 20% for spare ways. anyway, they are cheap enough now...£65 upwards with all breakers included? i just stuff in a 14/15 way everytime and the customer appreciates it but just mention it upfront! winner!
 
managed to get 6k off (including a new garage roof)

I have now been told that i may only need to change the box and update the Earth ....... is this correct

I will be renting out the house while i work away and need a sa fety certificate.

Do you think this is plausible or would it be more likely that a complete re wire i needed to get the certificate?

You are asking a question for which no one here will have an answer without a proper survey.

Maybe have a chat with your builder's electrician and see what he suggests?

It could work out cheaper in the long run to get it rewired now if it needs it, especially whilst all the other works are taking place.:)
