Hi guys got an existing property with landlords board fed off gf flat and the letting agent has asked for a kW figure to supply to WP. what would the smallest be only running a FA and a couple of pendants and em's. I'd say 1kw max with occasional Hoover

This is how long is a piece of string scenario, and your guesstimate is as good as anyones.

But sure as eggs are eggs somewhere along the line when a huge bill comes in because of unusual usage your guesstimate will be dug out and used as .....that is what he told me

Recommend fitting a small meter on the board, no arguments, no guesses.
