Hi all

I need an Electrical Integrity Report for a rental property as it’s becoming mandatory in Wales.

Does it matter who I use be it NICEIC or NAPPIT?

I think both are qualified to perform them but only NICEIC do EICRs?

NAPPIT name them something else I think??

Anyone confirm this a d want are the pros/cons of both. Im suspecting there are just good/bad qualified electricians in both schemes. I’m just confused as they seem to use different forms for a valid 5 year electrical test?

No, and in fact it isn't a requirement to be in either scheme to conduct an EICR, though a letting agent may have their own requirements.

No, many sparks do EICRs. Some are in a scheme. I'm in NAPIT and I do EICRs.

The 18th Edition wiring regulations contain a model form for EICRs. Both schemes adapt it a little and add their own branding. The required information is on both the NICEIC and NAPIT form.

The main thing is find a decent sparks who you trust to give you an objective representation of the safety of the property without trying to tout for work.
Also remember that the person who did the report doesn't have to do any remedial work required.
In fact my default position is that it won't be me, in order to help the customer be assured of objectivity and impartiality.

I got confused as when I searched sample EICR forms for NAPIT they did not have EICR written on them like the one you provided.
Only the NICEIC forms did?
But you have clearly provided a sample above.

It’s seems like the Wild West out there tbh.

I’m getting prices from £75–£250.
Done saying 1 hour. Some saying full day.

I’ve provided pics of the CU and it’s only up/down ring. Up/down lights and can cooker.
5 circuits and all RCB protected.
Plastic Eurex board with MCBs so the board should be ok.

Hi Bilabonic, Take Tim's advice ^^^^

£75 sounds way too cheap to me and could be a "drive by" inspection. The visit should involve, inspections to a chunk of the wiring and how its installed, many accessories removed, inspected and tested etc.. so this means take a few lights down, removing a few sockets, checking wiring routes, and quite a lot more work including fully testing each circuit and the earthing arrangements and devices. Even as little as there is in this install, the 1 hour and £75 quid quote is unlikely to be a thorough inspection.
 
Time V £ . this morning I was giving a landlady some 'advice" .She is a lawyer and has had it explained many times that her been happy to pay £70-90 for a "pass" is wrong and could see her been in court etc . The whole scheme is a Joke . How long before we see these "Ambulance chaser legal companies" taking up the case against landlords who KNOWINGLY allow dangerous poor practise to be carried out . many will claim they have no idea !! Well thats a crock of dung .They know exactly . A good EICR takes most of a morning for a 1-2 flat if lucky . Again, any bloody monkey can do it .The system is not controlled
 
Don't go with the 1 hour option, it may be cheaper but it also may not be worth the paper it's written on, unless the house oly has 2 circuits.
