Hi All,

I am currently wiring two new build outbuildings at the back of a friends property. One of the buildings will contain a swimming pool, shower room and a utility room. The other building will contain an office, kennels and a small kitchen. The buildings will be used for the rehabilitation of dogs with muscular/skeletal problems. On an average day the buildings will be occupied. By one staff member, a couple of dogs max and maybe a couple of dog owners depending if the dogs are boarding or if the dog and owner has a drop in appointment. Both buildings are detected from the main house and will only be occupied during working hours.
Can any body tell me what the requirements would be for fire detection/emergency lighting etc. Up until now I have only really worked on domestic or motorway electrical systems. The only info I have only smoke detectors is what is contained within the OSG and the regs points me towards BS5389 (that may be wrong) which I do not have a copy of.

Any help is greatly appreciated.

Jim

Best place to look is Part B Vol2 for non dwellings of the building Regs, section B have the criteria for many types of buildings. As these are out houses associated with a dwelling then your local Building control may only class them as dwellings as well, bit a chat with them will sort it out

BS5839 is covering fire detection and fire alarm systems, here's a couple of guides..
http://www.ttsfire.co.uk/guide-bs5839.PDF
BS5839 Guide Booklet

BS5266 covers emergency lighting - tap it into google and I'm sure you'll find plenty to read on it

.....another source of info, can be the manufacturers of the product groups you are looking at - then can quite often offer you direction & support and have literature which may be of use

E.g. Ei Electronics: Residential Fire Safety Smoke Alarm Manufacturers | Handy Book - Ei Electronics - Handy Book Download Adobe Fla

Hope these bits help....

Nice one peoples, thanks for the input.

I had a read through the links that you posted and I now have a fair idea of what should be installed but I'm still gonna get building control to make a final decision on exactly what level of protection is required, seeing as they've already been paid a small fortune I may as well make the buggers earn their money eh?

With a bit of luck we will get a quick answer out of them as the dry liners are standing by ready to cover everything up.

Hopefully they won't want a smoke detector in the pool area as there is no zone 2 and the entire room is plastic coated so it can be disinfected and jet washed if they have a dog with a virus being treated so the detector would have to be IPx5 , kind of hard to make a smoke detector with no holes in it I guess, lol

I have come across this situation a few times, last one TV programe Wildlife SOS.
You will need to class this systems as L5, where the fire alarm has been design for the pupose of the buildings. Would suggest ip rated call points exiting pool area and ip sirens, call points on all main exits. Sirens in main areas. would suggest no detection in dog kennels but ip rated in corridors to kennels. Normal areas and kitchens smoke detection. All design variations must be explained in certificates. If all parties involved agree with design, BS5839 L5 is complied.
