Are these still a thing? I've been asked to do a couple for someone who rents a few houses out as a side line. I've had a quick loot at the property and from a safety point of view its fine, although its an old and scruffy installation. If I was to do an EICR on it it would probably "fail" on a...
Just come across this on the web from a so called expert company: Most common items that fail an EICR, What Landlords need to know before booking! -...
Hello, we moved in to a new build flat a couple of years ago and after a year or so we realised that the landlords electric meter had run up quite a high number and that we had not been paying for the electric at all. Most of the usage would have been racked up before the first person moved in...
Recently been working on a system design for a LL. I was told the building would be a three floor 16 room HMO, so the design was done to the current Regs for that use. When the LL saw the cost of AFDD's he 'blew a fuse' and said no way was he fitting them at a cost of over 3K. I explaned that...
My landlord split his yard & built a granny flat before I moved in, is there any chance I could be paying his electricity? My electricity has tripled since I moved here & My vac made the main fuse switch off & his electricity went out too but he’s got what looks to be his own set up for his...
Hi there just looking for a bit of advice on a landlords supply within a block of new build flats my question is there is 6 outside lights which light up the path way to the bin stores. Now what I was thinking of doing is wiring them through the downstairs flat and drilling through and running...
Hi all
have one very simple question but try as i can i cant find the answer on the web
in a landlords safety report if a dimmer switch turns on the lights but doesnt actually dim the lights should this be classed as c2
My elderly father has a small property he rents out and it does have...
Hope this is ok and also posted in the correct section as this is my first post. As a landlord can I do my own electrical repairs/modifications or is there a legislation that prevents this. I know there is new legislation that requires a safety check every 5 years but is there a specific...
I was just thinking if NAPIT are coding no RCD on lighting, to comply with the new LL law/S.I. as C2 then presumably we would also have to say absence of AFDD is likewise C2? And how about SPD as well. This surely can't be right, making regs retrospective.
Hi
I am a retired electrician , 17th and 2391
I own a tenanted property which will require an Eicr before April next year or sooner, if I have a change of tenant
I guess I am going to have to pay a registered company to do this, which is I really dont want to do
Which is crazy when I am more...
Many will by now have heard of the new requirements for private landlords, enacted under Statutory Instrument 2020 No. 312, known as ‘The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.’
All new tenancies, and all existing tenancies from 1 April 2021, must...
Hi all your favourite poster again. So asked to supply four/five pre-payment meters for landlord in revamp from bedsits to four flats. Large building. So far looked at JSG products which involve a card with various values charged up by the JSG for £5-10-20-50, sell them to the tenants and return...
Hi All
Been doing a lot of EICR for landlords recently due to new legislation and agents i guess.
One common issue im finding even with relatively new (10 years) old installations is a T&E sub main.
Now some of these have a 100mA rcd .. or no RCD .. some are even wired in concentric cable...
Long overdue............................
The Government has backed introducing a mandatory requirement on landlords with properties in England to ensure that electrical installations in their property are inspected every five years.
However, it has not provided a start date.
Such a proposal...
I am coming to the final stages of a project, 2 flats, communal lighting in the hallway and staircase outside plus car park bollards for the 2 flats.
The main contractor (who i work for) has refused to install a landlords meter and said the developer doesn't want one installed. They have...
Hi Guys: Had a call from an old customer, he's bought a flat to rent out & had a Gas fitter in to do safety checks & issue a Landlords certificate. Gas fitter did whatever checks he had to but won't issue the cert as there's apparently no Earth bond to the gas intake.
The customer was then told...
Hi all some advice would be much appreciated please when carrying out a eicr in a communal area for landlord supply lightning and power on the report section main bonding conductors as I'm aware you hardly get a gas and water supply for communal areas would that mean I put na in the boxes? The...
After the recent law change, are you guys operating in Scotland now having to provide PAT testing with your EICR? Having just completed 2394/7/27 I'm looking at PAT testing the cooker hood, extract fan, washing machine etc.
I can't see how it can be feasible to provide an EICR and then...

An acquaintance of mine who is a landlord, just emailed me to tell me:
One of his properties 'failed' its EICR and requires a new CU.
I've asked him to send me the report but it sounds like he is having to have a new CU because the old one is plastic.
Now, is that because of the rental status...
