I am about to spend my life savings (£30,000) on a single story extension, which I am making into a gym.

I've just had the first quote back and it is far more than I expected, so I was wondering if any of you guys have any idea of extension costs?

It is a 6m x 4m single story extension. Perhaps 500mm higher than standard. Vaulted ceiling. 2 x velux roof skylights, french doors, 1 x window, 1 x radiator (gas central heating). No electrical costs as I'll be doing it.

I'm really asking if anyone has first hand experience here. i can see on the internet that it's about £1200 - £1500 p/sq meter, but the internet can say anything. What i really want is someone with a bit of experience to tell me if this quote is high?

Quote is £52,000 (inc VAT)
 
Look into sip - structured insulated panels. basically 2 bits of board with insulation in middle. once concrete base is in place two carpenters can knock it up in a couple of days. roof is made of same stuff. you can go online and use a design tool and have it delivered to site ready to assemble. much cheaper than conventional build and also much more efficient at keeping warm etc
 
£2000 sq/m is usual round here I think for single storey extensions.

Obviously a second floor on top would be cheaper as ground works and roof cost so much.
 
seems high to me.d-i-l had a 2 storey extn, garage with 4m x 4 m cinema room at rear, 5m x 4m dormer bedroom above. £40k. and I did the electrics.

note.measurements approx, as i work in feet and inches.
 
Be interesting to see if prices do actually drop, or if this becomes the new normal.

Once people have got used to charging a certain amount they won’t be wanting to drop it again unless forced.
 
I think mine was circa 40k about 6 years ago. Outside wall taken out, room extended. Bay window formed. Entrance porch formed and new hip roof across whole width of front of house. I did the electrics and added 2 new radiators. Extra work included taking out a patio door at the rear of the property and replace with window, changing a few interior doors to glazed and some landscape work outside.

You got other quotes still to come in?

Yep, one more quote from a builder I do work for. Nice guy who said he can fit the job in between others, but get it finished by the end of the year. I trust him, so it'll be interested to see if it's similar to the above quote.

I guess at £1500 p/m it would be £36000. Plus VAT = £43,000. Still quite a long way from £52,000 though!

I'll let you all know how much the next quote is!

Thanks for the replies. Looks like £52000 is too high, but perhaps my thoughts of £30000 were too low.
