Hey guys,

I'm pricing a job at the moment, and could do with some help please..

It's a 7 bedroom 7 bathroom accommodation with 1 communal kitchen and seating area.
Each bedroom has 2 twin sockets, a tv point and a pendant with 1 way switch. Each bathroom has a light, pull cord and fan with isolator.
Kitchen has 8 twin sockets, 10 LED downlights with 2 x 2 way switching, 4 SFS's (fridge, boiler, washer/drier, cooker hood) 2 x cookers and 2 x hobs.
New dual stack DB with RCBO's for 24 circuits, plan is to have each bedroom on its own RCBO and each bedroom and bathroom lighting on their own RCBO.

Heating Controls
4 pendants in the hallway with 3 PIR's
3 outside lights

I envisage it to take about 6 weeks.

I'm going in at £12.3k, I dont know why but this seems too expensive or what would you guys be charging approx. I have some pricing experience but this one is by far the biggest and can't seem to make this one work.

I've had a quick work out and would be around £8600 +VAT which wouldn't include supplying heating controls or fitting an aerial just taking each coax back to a central point. I notice there is no mention of a fire alarm/smokes and heats?

I forgot to mention, 1 smoke per bedroom, 2 in the hallway and a heat detector in the kitchen. My price includes all materials. In total there are 121 points. I did think I came out expensive but cant seem to make the maths work.

I've allowed 6 weeks at £220 per day. Materials I have allowed for £2500 which is currently being quoted by a few wholesalers ( This may come in a lot lower). Fuel at 40p per mile based on 120 miles. I then added 20% on top ( Not sure this is right). A day for testing and certification.

6 weeks seems like a long time, are you doing it solo? As Lee said the price is a bit steep. I know a good Electrician in Swindon if you need a hand, we worked on price together so he doesn't hang about.
 
For me I work it out at £8600+£700 on smokes and heats.

The above includes mark up of roughly 15%. Based on an average of 1.5 hours per point 1st and 2nd fix I work it out to be 5 weeks work based on a 40hour week.

Yes mate I will be going solo, I went in at 6 because there is still a lot of building works going on and there is a few days leniency there.

That's roughly what I had to begin with but I added a couple of days for contingency and a day for testing and certification. I think I may be way off on the materials, but I'll know when the quote comes back. I've also added a % for admin, NICEIC, insurance, accountant etc. My price includes a 20% profit margin ( I could reduce to 15% )

I find 10% mark up is too keen and 20% Is getting top heavy so normally stick to 15%. But this is what I've found that's worked for me in my local area...might be different where you are :)

might want to check with local authority on the smoke alarm system & type if this is an HMO property.

I was going to say this exact same thing. 7 bedrooms sounds like a large (licensed) HMO which will require a properly designed panel system. I would check with the local authority.

The local authority will usually specify a grade of system. A local fire alarm specialist can come in handy for responsibility for design and commissioning. I'd much rather give that part over to a person with more specific qualifications, experience, and insurance.

Yes mate including materials, White plastic and fire rated downlights with LED lamps.

What type of building is this?
Is it new build?
Are you working to a specification for lights and accessories or are you specifying them?

As mentioned above it feels a bit like the kind of job where a proper fire alarm and possibly emergency lighting could be needed.
 
What about emergency lighting.? If you wanted to reduce the price then price for dual rcd board or 2 in your case then when it comes to the board you can offer to upgrade to rcbos for x amount. The price seems a little steep at a glance, & im sure the local council will req a full fire alarm system.

if going to do the design work, check make sure you have correct insurance for the work professional indemnity might come in handy if you don't have it.
