Sitting here doing an estimate.

Flat in not so nice area, and this is the spec for the average sized living room:

6 x downlights
6 x wall lights
4 x low level recessed lights
1 x 3G switch inc 1 x dimmer

I suspect this is being done up as a rental so I would suggest:

1 x pendent
1 x on/off switch!

How daft....
 
I know Murdoch. It really does get on my nerves when landlords try and make properties pleasant to look at and live in.

Next thing will be to paint it something other than magnolia!!! fools. :)
