Hello, can anyone tell me if the changes to the regs affect landlords, is it compulsory for them to have their properties tested now?
 
No its no compulsory under BS7681 for landlords to have there properties tested unless it is a new build or a alteration to a existing circuit in which case the relevant certificate should be produced by the installler or company who carre
ied put the works and testing.
 
And a large proportion of the EICR's done from 1st Jan '16 won't be worth the paper they are written on!

Making the tests compulsory, won't affect the decent landlords who get it done properly, but the rogue landlords will want them done for peanuts, so they will go for the cheapest quote amnd my bet is that they won't be done properly!

I think that happens now anyway.
They are quite happy to pay a sensible price for the gas check that
takes no time at all, but not for a decent EICR.
All they want is the cert.

The problem is Murdoch we sit there and say how our industry needs things like this(compulsory EICRs), yet once they are introduced we look for problems it will cause. If you fell so strongly about how it will be policed then be proactive to the relevant people about it.

I like the landlord's who think for their £150 or whatever it may cost, they will get a satisfactory cert... It doesn't work like that THEY ARE CALLED REMEDIALS!! Pffftt you expect me to upgrade your main earth, RCD your shower and find a broke neutral in the price....

I don't really, its more about the muppets in the Scottish Parliament stating this has to happen with little or no thought for the people it will impact on!

Remember Nicholas ?? from Wales on here a while back, writing to his MP etc - all because he wanted to do was EICR's in all the holiday lets around him!

If Eicrs are to be regulated,those regulations should also include a register of competent "individuals" to carry them out

Here we go again...
 
I was in the wholesalers today and chatting to a spark. He was telling me about some problems he has found in a house. He said the house had had an EICR done for £75.
Thinking he was doing remedials, I said that what some sparks do is a cheap EICR and then take the homeowners pants down on the remedials. The spark then said 'on no its £75 for a PASS EICR', apparently the 'spark' who does the EICRs never fails one! WTF
