Hi Guys,

I'm currently tendering on two separate projects which are two blocks of 6x 1 bed flats

I am fully redesigning due to all of them eventually being sold separately sold and metered

ill give you an overview of the two projects and my thoughts of the distribution aspects any thoughts in the way I propose on splitting the supply will be gratefully received

project 1

Currently a converted house of 10 bed sits, will be converted to 6x1 bed flats, will have central heating and gas appliances
There is only a single phase supply at present,
my first question, we are applying to have an additional supply to come in will they leave this to use as the Landlords supply?


When applying ing for the new supply I am suggesting we go for a 200a 3 Phase to split into 6 single phase 60 or 100a via a ryfield board with meters adjacent.


Project 2

Currently an office block which is being converted to 6x1 bed flats over two floors. There is a 100a 3phase supply already there. So I propose bringing in an additional 100a 3 phase supply to supply the six flats separately with one of the phases being split to supply one flat and Landlords supply.

this block doesn't have any Gas so will be fully electric

Any Advice will be appreciated
 
A 200A TPN supply for six one bedroom flats seems high to me. Having said that diversity calculations are extremely dependant on the actual detail (the presence of heat pumps, type of kitchens etc). The IET electrical design guide has guidance on on diversity in multiple dwelling blocks in chapter 3.
 
I don't think your local DNO will allow you to keep your original single phase supply I used to work for London Electricity in its various names over the years and was always a general rule of one supply per property in new and refurbished buildings
