1ip65 socket for tortise mini cottage lid wide open .oops .he has a wee 40 watt tubular heater so taken him inside now .How's the weather with you guys and girls its pelting sideways now hear .really hope I don't get a phone call tomorrow with the same problem. By the way my tortoise is 25 next year on march .
 
One of my neighbours builds tortoise houses for a living.

The rain is seeping through the newly repaired roof of our extension…. Which was only fixed in august.

That's cool .I built a proper house with felt roof with kingspan insulation and laminate flooring .then a tubular heater for autumn/spring but I take him into garage in winter with a 400watt heater and try feeding him but mostly he just hibernates .sorry its not cool water is seeping thru your extension .is it a flat roof .
 
No. It’s a one storey extension with a pitched roof. The rain was getting in where the lead flashing meets the wall… Had leaked before and got a roofer to redo all the lead, and replace the slates as quite a few were broken.
The water now is coming in exactly where it leaked before. We still got the old stains on the ceiling.

Yeh did all that things in past , must be doing something right cos my tortoise is 25 years old .they need sunlight in spring summer ,there like little solar panels .my brother is a slater and conceiencence it's a pitty we're so far away .

Its the original outside wall of the house. Theres a steel beam in there and some timber framing. I am standing in what was the outside.
Both roofers, (the original, and who did the repair) are adament they did the roof correctly.... which maybe is right... but theres certainly water being driven in only when its raining and very windy.
I think its getting blown in under the lead flashing, and up over the top row of slates.... but seemingly, thats impossible.

I think a bead of silicon or something under the lead would be enough to stop this.... but in the past, they've just run loads of it along the top where the lead meets the wall.

I haven't I'm afraid mate! Never seen a roofer with a shirt let alone a phone with Internet lol

How sloped is the roof? Is it a 45° or a lot less?

It looks like it's leaking less this time round?

So perhaps get the last guy in as he may just need to adjust some lead or even replace the lead with a longer or wider bit in just one section somewhere.

Is the access through a window? You may be able to feel around see where the tiles are wet under the lead maybe?

I've never been good at roofing because the heights I still don't like them but can handle a cable car now. Which I think is less scary than on a house roof!
 
What I'm getting at is whether cavity trays were inserted higher up, above the steel beam, when the extension was built. To fit these, they would have to have taken out blocks/bricks just above the new roof level, a few at a time, insert the cavity tray section, replace the blocks/bricks, move across a bit and repeat. Quite a long and tedious job, with no visible results, so profits to be made if it can be missed out.
There would normally be 'weeps' fitted above the tray, which will be visible from outside as small rectangular holes, just above the lead, about the size of the smallest oval conduit.
