Hi guys,

hope you can help with this one, may be a stupid question, but does it state anywhere in the regs that an emergency exit sign located in an office has to be maintained, or am I safe to fit non maintained?

Hi there,

BS7671 does not specify AFAIK but BS5266 (emergency lighting) requires the exit sign above any final exit MUST be maintained however it should not be the only emergency light in the area, in other words the passage leading to it etc. should have it's own E/ltg - all the rest can be NM. Personally I feel that the more NM the better - at least they will work when they are needed to..

Thanks for the replies guys.

The office we are working in is on the 1st floor, so the non maintained exit signs we have installed are immediately above exits to the front and rear stairs, so does this count as a final exit, or would this be the external doors on the ground floor?

Is the office that of a company using just that part of the building or do they have the whole building. If the building is leased out to several different companies then the final exit, as far as the individual company is required is the exit point from their offices. The landlord had a legal requirement and also a duty of care to his tennants to provide adequate emergency lighting, compliant with BS5266, in all communal areas. If the staircases you metion are solely for the use of the office you are working in they will also require emergency lighting (non maintained). Statutory requirements are for emergency lighting to be situated at all changes in direct of exit routes, changes in floor level (gradients or steps), vicinity of alarm call or activation points and fire fighting and first aid equipment. There are other requirements for plant rooms etc but generally in offices the aforementioned will apply.

The office is on the first floor only, the ground floor of the building is shop units and the second floor is flats. There are three staircases, one for the sole use of the first floor offices, this already has a maintained exit sign at ground level, and non maintained lights in the stairway. The other two staircases are shared, with the maintained exit signs at ground level and non maintained lights in the stairway. So, does that mean the exits from the first floor offices into the stairway can be non maintained as these are not final exits from the building?

Soory for so many questions, but have to get this right.

Strict application of 5266 would require the exit points from the office into the two "communal" staircases to have maintained fittings as these are final exit points from the premises (i.e. the offices). The third staircase would appear to be correctly fitted out as this is for the sole use of the offices. The offices, in this situation are regarded as a seperate "building".
 
Many thanks for all the help guys, have now swapped the non maintained lights for maintained.
