It's also an unwritten rule that the mates-rates jobs always throw the worst curved balls at you. Friends always have the crumbliest walls, the nastiest consumer units with the worst access, and the most clutter in the loft. They only ask you because no other sod will do it!
They're in the process of moving so fortunately it is an empty house, can't say anything about the walls yet 😅. They've had some electrical work paid for from the survey but the previous owners wanted their own electrician for that part, I believe its the consumer unit changed (£350) and the gas and water bonded both near the CU (£210).
 
If it just had an EICR as part of the sale and anything fixed that came up you have a sporting chance of not finding surprises doing the requested stuff for your mate.
