New Kitchen Circuit - is it safe?

Hello,

I had a new kitchen fitted some months back and have never had any certificate for the job as promised. I am looking to get someone to test the house before selling up next year. Please can someone confirm if it appears ok what the chap did?

Kitchen wall was knocked down to create large kitchen dinner. Kitchen was a ring main with four sockets. Two sockets in the dining room were fed off a radial circuit from the front room. These were terminated and put on to the ring main. Diagram below:

The two fused spurs (dishwasher and extractor fan), each one is fed off one of the double gang sockets.

Junction box feeding outhouse - it has one double socket with a fused spur off it for a light.

Circuit is 2.5mm T+E on 32A MCB with RCD protection.

I would be chasing up the company for certification as officially work is not complete until certification has been given to the person demanding the work.

Also was this work notified to building control?

Please explain the feed to outhouse, what cable is it? does it go outdoors? is there any isolation?

Is it safe?...only testing and commissioning could certify it as safe. Notionally it may be ok but without an EIC no-one will believe it.

Actually posting here is pointless, to sell your house your better off with an EICR. Cant really sell it stating theres no certs but chaps from some forums says its cool

Only the installer can verify certain requirements of the regulations
A example would be installing cable in safe zones,any inspection after installation by a n other cannot usually verify its correct

Consequently certification of the installation can only be generated by that installer

Anyone testing your installation after the event can only produce a report

Would of only required a minor works would of taken them 10 mins after inspection/testing but then again probley tested with a socket tester in completion hahaha

No one can say if it would be satisfactory or not get a local sparks in to do an EICR like you plan on mate

From your drawing you have a spur off a spur ........... that is a no no to begin with.

In the opening post he wrote that the outhouse is a spur from the ring but that it feeds a double socket and then a spur for the light. So it is a spur from a spur.

It's fused. Loads of garages/outbuildings/sheds have a spur coming from the house and then a FCU for a light.

The truth is,you will not know exactly what is required,with regards to any part of your property,until you see the agents sales requirements,and/or,what an individual purchaser requests.

There are no set rules,for what you will need to sell.Land and property gets bought and sold every day,with little or no inspecting...

Even standard agents contracts,can be swerved...i could show you a lovely looking property,up for sale now,at a hefty 700 large,that does not have possession of the gas or electric supply,has no permission for parking,has small plots within it's curtilage not owned,and the plot is in trust to a third party...

Sell your house by private treaty,to someone who is just happy the lights work,and it's happy days

If it's fused where it is joined into the ring then fine, but that's not what it looks like.
