Back to the OP I'd say that the general spec is light on the number of sockets.

Kitchen = 6
Bedrooms 3 or 4
Living rooms 3 or 4
Hall
Landing

So thats 36 ish

No downlights? outside lights? loft light?

Power or light to the garage? shed? Cellar?



Can't remember the recommendations off hand and the room sizes are important. Rarely do you have too many sockets

I fitted 10 double sockets in my living / dining room and every one of them is in the wrong damned place !!!!! :32:
 
The property seems older than 1930 as ten inch skirting boards are more likely to be Edwardian. A lot of detail Missing! Such as is the job surface or concealed wiring. Sockets need to be higher than 8". Plaster is probably short. Likely to have dry rot. Lath & plaster partitions and ceilings. Who's making good the ten inch skirtings? All these factors can cause extra work Kitchen/Living room will need more sockets. No mention of intermediate or two way switching which can be necessary in a large property. No alarms, outside lights etc? Post a detailed spec, not something cobbled together on the back of a smoke packet!!!
 
rewire to price up house will be undergoing renovation type progress plumbers/joiners etc

4 bedrooms upstair and a bathroom
ground 3 fairly large rooms ,hall, following round to kitchen area
underfloor around 18" space
loft access for top floor
all rooms have high skirting with sockets fitted onto
28 double sockets
12 lighting points
cooker
shower
bonding
house is old style 1930 , so solid brick walls high skirting etc

any help on pricing would be appreciated guys



When i do them i usually give a fixed price per point.I take it you are chasing out all the sockets/switches etc?It depends how well you know the customer and how badly you want the work.I would go for £50 a point including materials.Then it is up to you wether you want to use Pirelli T+E which is lovely to work with but is almost twice the price of the cheap stuff you can get in the wholesalers.It doesnt matter what type you get as long as it has the same BS number.Then you have the 2nd fix accessories.You probably wont make much profit if you buy all MK stuff but will increase your profit margin if you buy the cheap stuff out of B+Q.I dont really think you will come across many unforeseen problems if it is a total renovation as you can bash the hell out of the walls and drill whereever you want if it is being completely plastered.I would be looking to first fix a job like that in 3 days on my own and i would get a labourer in on £50 a day to do the chasing out or give them a price for it.Say 3 days to 2nd fix including the board and you should easily be walking away with £1500 profit
