Hello Guys

I have been asked to carry out an EICR on a block of flat that share the free hold.

TN-S system supplying x4 flats, i have never tested flats before so i am thinking i am only testing the sub main section as each of the flats are privately owned and the communal areas?

Not carried out the inspection yet however I have seen 16mm T&E supplying the flats. eshhh
 
I think I would be doing the whole lot. Unless it was specifically pointed out that only the sub-mains were involved but then it would be agreed by the person ordering the work. However I would be hesitant to do less than all of it.
 
Depends upon the scope of works. If you are doing each flat this should include the sub-distribution circuit and sub-distribution equipment. Landlords would be communal lighting etc .cleaners sockets power for door access & tv distribution.
 
Agree with above speak to your client about the extent and scope of works as they may only want the communal areas tested.
 
IMHO the an EICR on the flats should include the sub mains and an EICR on the communal area should include everything in the communal areas...

Best ask the landlord what they actually want.....
 
From what the OP said it would appear the freeholders have commissioned the report therefore I imagine they would want the whole lot done. As they are the Landlord.
