Hi! I'm not an electrician so Im asking for an electricians advice. I'm planning to move into a new property soon and when I took a look at the EICR, there were a couple C3 faults:

1.6 No isolator fitted (meter box)

4.4 Consumer unit not to BS7671:2018 (bedroom)

4.18 No SPD fitted to installation (bedroom)

5.2 Cabling for heaters are not clipped properly (throughout)

Circuit 1 - Mcb overrated (bedroom)

The report was satisfactory but I asked if I could have these remedied before I move-in and was told there are no plans to fix them currently; I know C3 means theres no immediate danger, but I am still nervous about it. Should I continue to ask if these will be fixed and are any of these concerning?

Are you renting this or buying it? Last one is concerning as Westward pointed out.

Renting. I've brought it up to the landlord/letting agency but they say they don't have any plans to amend them; I reached out to a couple electric companies in my area and asked for their opinion and I'm waiting to see what they say.

I should also mention the overrated circuit location reference was "bedroom" but down in the test result section the circuit was described as "shower," if that helps to clarify anything.

Renting is a bit tricky since the Landlord has a Satisfactory EICR so in their eyes they have complied with the regulations.

Of course you can ask as you did and you are then in the hands of the Landlord as to how conscientious they are.

Certainly push back on the overrated circuit.

The other items are not of concern but I can only advise from what is written and that the Inspectors actual observations warrant those codes.

For instance the cable not clipped properly, if it is missing a few clips here and there then not a problem if it is not supported so as to be dangerous then that would be different.

I've posted my same query on other internet electrical forums and multiple people have brought up the circuit so it seems like that's my main concern; I've asked a couple electricians in my area for quotes on just checking it out in case I need them. I plan to speak to the landlord directly when I see them in person soon.

If I'm understanding the report correctly, the wire used in that circuit is rated 40amps and it is 6mm^2; I did some google searches and saw that in certain cases this can be acceptable, but obviously I still want another professional's opinion.
 
MCB overrated could be a C2 issue or it could be a non-issue.

If the cable size is too small to be properly protected by the MCB then it is an issue.

If however it is a 40A circuit wired in a suitable sized cable feeding nothing but a SFCU for a shower pump then it is odd but not an issue. Thai sometimes happens when an electric shower is removed and a pumped shower installed in its place.

The actual rating of the cable in service depends on the installation conditions. (eg if run through loft insulation, it could be de-rated by 50% from the tabulated figure).
It also depends on the shower rating as if 8.4kW the circuit wont draw anywhere near the 40A to cause a problem with the cable (unless if installed through insulation) but if a 9.6kW or higher rated shower has been fitted then the current could in theory be excessive.
