Have been informed by building inspector today, that all bathroom fans need to be timer fans even when there is an openable window . Has any one else been informed of this new requirement ?
 
Have checked part F building regs can see no mention of any requirement to install timer fans in a bathroom where there is an openable window . Although it does say humidistat fans are not to be used in sanitary accomodation as odour is the main pollutant.
 
You don't necessarily need to fit timer fans. To comply with part F, the air exchange rate needs to meet certain levels for areas of different sizes regardless of whether there is an openable window or not. In an ideal world, we'd all have the kit to test this however it's not an ideal world and the kit is a little on the pricey side. The easiest way to ensure compliance in 90% of cases is to fit a timer fan.

This only applies to new builds and refurbishments however. For rewires and minor work, there is no requirement whatsoever to fit fans of any kind.
