Hello friends,

I am in a rental property and the main electricity meter supplies two properties. An additional meter reads the consumption for the second property. Though the main meter has on it 500Imp/KWH, but the meter for the second property has on it 1000Imp/KWH. I am assuming I can't just subtract one from the other to get the usage for each property. Can anyone advise on this?

Best Regards,

You can subtract the secondary meter from the main meter reading....the two figures you refer to are the number of impulses...(flashes of the led)...per KWhour recorded. The readings on each meter will record the number of KWH units used regardless of the means of measurement.

What makes this type of arrangement complicated is the fact that electricity meters can't be reset to zero every time they've been read. You need to have a start reading for each meter at the beginning of the billing period and another reading for each meter at the end of the billing period. From these readings you can work out the consumption of each tenant.

For example if the main meter has a start reading of 123456.1 and an end reading of 123654.1 this means BOTH tenants together have consumed 198kWh of power.

If the sub meter for the same period had a start reading 993771.6 and an end reading of 993811.4 this means that the one tenant has consumed 39.5kWh of power.

To work out the other tenants consumption you need to subtract meaning the tenant without a dedicated meter has consumed 158.5kWh.

Edit....beaten to the post.

Great explanation Marvo. The only thing I would add is for both tenants to have their own meter. The supply people can get even the simplest bills wrong and having two meters....one theirs and one not theirs....is a recipe for a mix-up. I can't be too difficult. That way they will both be responsible for their own supply and not the Landlord.
