Rather than add to 'Thoughts on recommendation' I thought it better to begin a new one.

I am a landlord in London. I think it should be mandatory for an in-date EICR whenever a new tenant takes up a lease and of course after electrical works. I present to my tenants both the EICR and Gas Safety certificate in an information pack. I also tell my insurance company and letting agent and send them a copy of both. For me it is a question of discharging my duty of care responsibilities. I know several good landlords who follow suit.

I always use the same electrician - not a friend, friend of a friend, etcetera - completely independent of me and I have checked his qualifications. This way he knows my properties and remarkably he seems to be able to remember even the make of CU - or does he look up the last inspection? I send him an email to arrange the EICR which he acknowledges so I have a record of the formal request for an EICR. I pay him up front in cash - (a cheque could be cancelled) - and he gives me his bill with the EICR, VAT inc, and marked 'paid in full' and referring to the EICR form serial number dated. I leave him alone to do the EICR and he either leaves the EICR in the flat or posts it to me. I then read it, discuss with him if necessary and arrange any remedials, etcetera.

andy, you should realise that he will have been warned via pm.

the mods have there own private section where they will have been keeping a close eye on him and will probably have said in there he has been warned (only speculation i don't know hoe the forum is set up)

Maybe Shanks, but he was banned publicly, and as I say he had a public warning and never made another post.

Hang on a minute - this Merv fella was constantly casting doubt on our integrity and basically was calling us rip off merchants-any diplomatic and explanatory posts by other members were ignored and he carried on with more of the same rubbish, that's how I saw it anyway. So I think a ban was fully justified.

the thing is mods themselfs answer to the admin aka lenny....

Lenny??? :uhoh2:

People who get banned do so by staff consensus which is reached in staff discussions in a staff-only area of the forum. Staff actions aren't open for discussion in the general forums. Anyone who gets an infraction or gets banned can PM the staff for a private explanation.

His ban was 7 days (I think).

I never read that into his posts Dave.
His main line was that he saw EICRS as a money spinner for electricians. He was wrong. He also seemed to have a poor view of electricians, though he never said as much.
You and other's think his posts warrented a ban, I'm not convinced.

Fair enough, we all have our own perspective on different things.

Merv was asked on a number of occasions to substantiate his money spinning EICR claims and his assertion that it was electricians that were trying to criminalise landlords despite this he continued with what IMO was a goading / trolling attitude in his posts without providing any substance to his claims. At some point I believe someone would have ended up with a ban and unfortunately on this occasion it was him

Everyone is entitled to have an opinion and everyone will have a differing view of that opinion but if someone is asked to back up that opinion with fact and then they just blindly carry on the same line without backing it up with the facts is asking for problems

This is my last post on this thread as it seems to be going round in circles.
Also it's looking like I am defending a fool rather than a principle.

These were his opinions, that is my point.

I think that in the main that letting agents are rip off merchants, most now charge the person who will be renting the property as well as the landlord, and unfairly keeping deposits. Also renewing contracts every year or 6 months and charging for the privilege.
These are my opinions, please don't ask me to prove this.

Everyone is entitled to have an opinion

Well, yeah, as long as it's the same opinion as some mods.

That's it, no more posts on this thread for me,
Especially as I disagree with the mods.

I think you are quite correct.

Merv was given opportunities to clarify the point he was trying to make and chose to troll out the same spiel without any evidence to back up his point with appearing to have a total disregard for the safety of his tenants

That is another point entirely but Merv never slated them

Quoting me out of context only shows your comment has no grounds and totally belittles your debating of what has happened as I'm sure there is more than just the mods who would have banned him

There are times when we have to agree to disagree
