Flat-pack home? Ikea moves in on UK housing
The Swedish company's joint venture BoKlok is working with Worthing council to build affordable homes.

Well 30% is to go to the Council for Social housing, therefore 70% ( minus 1 or 2 that escape to individual owners maybe) will go to private landlords and speculators for private rental.
Then in 5 years or whatever it is, the Council will loose most of thiers to Right to Buy.
I note on the Boklok website that they recycle all their left over timber.

A local architect is a specialist in modular and prefab wooden frame houses.
He says excluding land his company can build a 3 storey 3 bed house with 2 double bedrooms. bathroom and then 3rd double ensuite at the top for 60k all in. from first foundation to somebody moving in he says its under 4 weeks. with them built in a factory to same spec it can be 2 weeks.
they comply with all size requirements and building regs. they were working with a social landlord to build over 250 of them but a national housebuilder outbid them on the landand, they have no plans anytime soon to develop it and have just land banked it. he said it was to keep the prices of there own brick and mortar homes artificially high as the developer had a development just down the road of over 400 properties.
With land he says he can build them at around £100-120k each depending where in the uk when working on scale of 100+ units at a time.
Its the future, if I had the land I would go prefab using SIP modular designs done in a factory. so much cheaper and energy efficient.

The trouble with all of this house building going on at the moment is the infrastructure is not there to support them, I did ask our local councillor where all the people where going to come from that could afford to buy them, his reply mostly centred around Government grants and affordable house's.
I have to say... that I can't see why there are so many people demanding that we build more and more houses !! Where are all the people that are supposedly going to live in them ?? I don't see any vast tented encampments near me... but apparently in my area, we're about to build 7,500 new houses !!

It's already a well known concept that with roads, the more you build, the more traffic you get. I think it's the same with houses...
Eventually, the whole of the UK will be a giant housing estate, interspersed with supermarkets, nail bars, charity shops, betting shops and hair dressers !

That'll be EMPTY supermarkets, EMPTY nail bars, EMPTY charity shops.......
What about all the properties lying empty and badly needing renovating? I suppose its cheaper to build from nothing than it is to bring an old house up to livable standards.
IKEA houses? great idea, but when theyre finished, theres going to be a dozen screws missing and one extra door spare.

Living in house shares, living with their parents, renting houses and want to buy their own, living in caravans, living on canal boats.
I was involved with a recent property at £67M in Hampstead, the life expectancy was at most twenty years, conventionally built, no wooden framing, hard plastered internally and drop conduits everywhere, the tech inside was unbelievable, stock exchange monitors in every room, but twenty years life? I wonder what life expectancy an Ikea house would have?
It was not a question of how long the house would last, it was updating and changing the house at the expense of the owner to keep up with tech and modern life.
Yeah... exactly... they mostly already have somewhere to live. From what I can see, it's not demands for housing per se, but demands for housing in nice towns, housing with sea views, housing in low crime areas etc.
I'm not convinced that's a good enough reason to forego greenbelt, water supplies, electricity supplies, jamming up roads with ever more traffic etc etc...
Maybe making some of the half empty northern towns more appealing to live in is a better answer that paving over green fields ?
One of the travesties of modern Britain... is the woefully low standard of building regulations ! We have the skills... but developers will always build to the lowest standard to maximise profit.
If I was prime minister... I'd stop ALL new house building pending a review of building regs, including a simply to apply law to prevent developers self certifying compliance.

Anybody can 'want' a house... I'm trying to understand the chorus of demands for building 00,000's of them... when we have lots of them already !
I too wonder about the claims that we need so many new houses, but it does seem that if you build 'em, people buy 'em!
Several hundred were built near me over the last 2 years and still going...now you can't get a parking space anywhere, nor an appointment at the doctor, nor a health visitor...no infrastructure to support these new inhabitants. The cynical might suggest that the council allow the houses so they can get more council tax...but I haven't seen any evidence of council spending on roads for example, which in my area are simply dreadful.
However, plenty work for sparks if Ikea build them...all those crappy light fittings to rewire/replace.
