its their terminology which is incorrect, your being asked to carry out of full test of the electrical installation......as the plumber will be asked to test all gas appliances..

The LA our landlords deal with, request full 5 year test certs, gas certs, fire alarm certs, EM certs and fire extinguisher certs. the LA are taking rented and HMO dwelling seriously these days.Haha, ....in you're dreams what they want, is a walk through visual inspection, that they can try and pass off as a full EICR!!

But how many will they go round and physically check to make sure that those full EICR's have actually been carried out?? Maybe they should also ask to see the receipt as well as the EICR paperwork, ....that'll be a good indication if it's a bona fide certificate or not!! lol!!
I think its on its way...certainly with HMO, LA turn up, inspect the premises, and even draw up basic plans. And will not issue a licence until all work is complete, and certification is provided....And about time too!!

HMO have been controlled for some time.
However, private lettings do not require a licence nor electrical certificate so ...
If a private landlord rents out through LA, or agency, the will insist on it

I think they all are now, infact any rentals with our LA require full certs. Its the private landlords that dont seem to want them!
