I bidded them in the Bollox for it as well....was originally up for 275k which weren’t a bad price anyway and ended up getting it for 245K. One down the same road but 3 bed, done up (not very well done either) just went for 340K recently. I’m refurbing the inside, whacking two bedrooms in the loft making it 4 bed, 2 bathroom and doing the extension with a budget of 75K. Will want 365K for it when done.A friend in Bournemouth did a conversion on his bungalow ended up really nice as he added two bedrooms and a bathroom, the neighbours loved him as his was the first property to get planning.
That bungalow looks great especially if you can build above the garage.
Nice. I take it that the 'issues' were factored in to the fixed price?The last project I did was for a fixed price, it went up with "issues" as walls where crumbling etc etc

Tell me too.....does it have to be earthed and if so can this be done from the existing house PME or will it need a good roding?Please tell more about the living roof? Is it clad in turf?

You can get modular units, I will have wildflowers growing and grass, its for the shed/workshop and for me it's not the insulation properties but as the unit will be about 25m2 its more about the insects and the wildlife as I will take away X amount of the garden and it looks nice anyways,I presume there is a waterproof membrane, then a weed-suppressing one, or maybe 2 of each? and drainage to a gutter? Is the insulation value quite high?
