Hello,

Went to look at a job and found it to be unsafe by just looking at it, live conductors were exposed etc.

The property is a shop with a flat above and the problem I have is the landlord understands it's unsafe and wants it switched off and fixed but the tenant’s aren’t having any of it.

The landlord has asked me to issue a certificate to say the electricity is unsafe etc. so my question is do I use a periodic inspection and just say it's unsafe and list the reasons? Or is there another certificate which just says it’s unsafe and lists the reasons?
I should point out that no tests were carried out as there would be no point.

Yeah that's correct but there having problems so they want paper work to back it up.

Your responsibility is to instruct the land lord - if he sigsn the doc and ignores it/the tennents won't let it happen then its not your problem.

Sounds like the tenants are been hard work for her.
 
I may be a bit naive & my solution maybe too simplistic, but if the landlord owns the property & the landlord has consulted an electrician to assess whether or not the system in his/her property is in a dangerous condition & that electrician then reports back that it is indeed dangerous, then surely the landlord has every right to protect his/her property by whatever means are at his her disposal - including cutting the power off after giving the tennant fair notice.

spot on, geordie, as long as the supply to the tenant's cannabis farm is not interrupted for too long, they can't complain.
 
define "fair notice!" the Landlord could endup embroiled in all sorts of legal stuff AS could you if there are exposed cables isolate them and issus copy of notice to them
