Price check on re-wire where ground floor is solid

Got a rewire on a house referb for one of my builders- but unfortunately ground floor is solid- so will have to use 1st floor floor and drops down for ground sockets etc then theres a loft above for 1st floor lighting

all white plastic

builder to make good/ core holes etc

spec as follows:

GROUND FLOOR

Current Garage/to be bedroom

Install 1x 10way dual RCD metal MK consumer unit

Install mains gas and water bonding

Testing and certification on completion and after full payment is received

1x pedant light + 1x light switch

4x d.sockets

Current Garage/ to be bathroom

1x ceiling light+ 1x light switch outside door- customer to provide a bathroom suitable fitting

1x extractor fan+ isolator switch outside door -builder to provide 100mm core hole

Kitchen/Living Room Open Plan

10x downlights -to be split on 2 switches 1way only

Living Room side

5x d.sockets

1x coaxial outlet- runs back to an amp in loft (standard TV- not sky/VM) (not including any AV etc)

Kitchen Side

4x d.sockets (for general use)

Appliances:

1x independent cooker circuit with isolator switch

1x under worktop single socket for gas hob (different if all electric)

1x under worktop single socket for washing machine- with isolation switch

1x under worktop single socket for dishwasher- with isolation switch

occupied or not? if void, then i'd say a bit low for the sarf of england should be more like £5500. if occupied add another 1k.

empty and gutted- gone for 5800 (20% on my orig) as its builder run job and no floor void on ground fl

sounds about right. most rewires will have all the ground floor sockets.switches etc. fed from above anyway.

ground switch drops from above....but ground sockets easier (less chasing and less cable etc) to run under floor and up behind skirting no?

About £4350 labour + cost of materials and mark up. That without possible extras you've mentioned.

only if you have a wooden floor with an accessible void below.

I know it seems logical (possibly none suicidal) to work out materials cost before sending a quote!

But I just rely on my per point price (that I incorated the price of a socket, said meterage of cable, fixing etc, labour

so when I add my totals up- i don't actually know what my materials will cost

if that makes sence

Yeah I work out the materials as I send the list to 3 of the wholesalers I use and play them off each other for the best price. You might only save £100 on a job but that can amount to a lot over a year. I also price per point to see how far off each is. What you pricing per point?

how much do you get hold of your cable for
only ask because my wholesaler (eyre and elliston) still give me the same price now as they did 8months/1year ago when I just started out doing my own thing- then I done mostly subbing- so didnt need materials- but now I am in there 2/3 times a week but price doesnt appear to reflect this!

I can check 2moz mate and let you know but them prices are out of bed imo as you can by 2.5 t&e 100m for £30 online. Its well worth shopping about and letting your wholesalers know you do to keep them on their toes. I have an account with eyre and Elliston but rarely use them. Where about in London are you? I normally use medlock when ive got biggish jobs in town.

Why take up two floors, when you can do it with one, especially occupied? Suppose if you do have the ground floor up, it's something for the mice's to chew on

I came in at £5,400 all in, given the spec youve provided. I price per point but if i got bit extra time do time+ materials to see they close ish. Many price per point similar to yourself some higher some lower.

For the sake of the work i agreed at 5250
Had a bit of an 'argument' today with the builder (on another of his jobs)
- he said my per points should be cheaper as he gives me regular work- i think 40/point is on the lower side of things

He knows the price per point so he can factor that in to his price. The only time you might be able to lower the price per point would be on downlights if using cheap cans and lamps and there is lots of them but not by much IMO.
