Evening Chaps...

Anyone come across this before. With a grade 2 listed property are they VAT exempt on any building (electrical) works carried out, the builder seems to think so.

Hi Sy. Probably zero rated but tread carefully :) If it's an alteration as opposed to renovation of an existing part, then possibly. You'd need to know what works are being done to be sure.

Thank you for that.... quite a detailed bit of info to go through there.

Lucky I checked that as I've just priced up a new build, didn't realise but this is zero rated - might be in with chance of getting the job now
 
If it's definitely a new build on a listed building (as opposed to renovation) then almost certainly will be zero rated. As you'll see it's not always so clear cut though.

The new build was another separate job....

Going to have to check the plans and have a better chat with the builder to see what this listed job is, think it's an extension.

As topquark says, it will depend if renovation and maintenace and even then there are exclusions like data, bt, alarms and tv installation but bottom line is make sure you have proof of what you have done, it is a very grey area with whoever you speak to at HMRC and you get a different story with each person there.

I had a large grade 2 some years ago which came to a lot of vat and you will be left with bill if you are inspected so best to get the client to sign that they will pay any monies in the future if proved payable.
They obviously will not want to pay any but that is never the case.

Ah, if it's not listed then that's different again ;) .... in that case the VAT is still charged but the client can claim it back (as a one off claim).

Any idea where I may find more info on this...... been scanning through the HMRC website (link above) and can find anything about this just yet ?

May be a good idea to have a quick chat to your accountant with these type of jobs, they can cut out the jargon and tell you the relevant parts you need to be aware of. I did and saved myself loads of time and made my quote word perfect.
It maywell save you money and any risks of getting it wrong and look like you know what your talking about to the client.
