If it's definitely a new build on a listed building (as opposed to renovation) then almost certainly will be zero rated. As you'll see it's not always so clear cut though.

Going to have to check the plans and have a better chat with the builder to see what this listed job is, think it's an extension.

May be a good idea to have a quick chat to your accountant with these type of jobs, they can cut out the jargon and tell you the relevant parts you need to be aware of. I did and saved myself loads of time and made my quote word perfect.
It maywell save you money and any risks of getting it wrong and look like you know what your talking about to the client.
