I’d be p155ed off if something fixed was removed from a house I was buying…
Normally “sold as seen”.

Even more p155ed if they had left something dangerous like this.

Same here, to leave it just flapping around like that is damned right dangerous.

Although I think she’s more relieved that I’ll only be quoting her for a days work to rectify the C2’s that were picked up; and not a rewire as that’s what she was worried about.

It’s no wonder the previous owners didn’t want to let her get an inspection done prior to completion.

Ha Ha, try France guys, it was not unusual for those moving out to take all the kitchen cupboards, built in meant nothing, they would also take the light switches, sockets and pendant lights, although not as common now days, but was the norm not so long ago.

Good to know if I ever think about buying a bare shell house in France

You see on tv tenants leaving a property and taking away the copper pipes from under the floor, and leaving whatever they had bypassing the meter for their horticulture project in the loft.

It comes under “fixtures and fittings” surely.
Freestanding furniture, you take away…. Screwed to the wall bookcase etc, leave it.
Nah, when you sell a house you'll normally be asked to fill in two forms - from memory TA6 and TA10 are the ones normally used.
One describes the property - who owns the fences, whether it's freehold or leasehold, if there's been any of various sorts of problems, if there's been notifiable works (they don't say that, they ask if there's been electrical works since 2005, if there's been new windows, that sort of thing). The other lists the fixtures and fittings - room by room - and you have to specify what is being left and what is being taken. These form the basis for the contract - i.e. they are legal documents.
So, if in this form they'd said that they were taking the cabinet then that OK. If they didn't, then there's a breach of contract and that's serious.

IIRC the notes to the forms do say that if you remove a ceiling light then you should leave a standard pendant - and electrics should be left in a safe condition.

When a relative moved house the previous occupants took all sorts of things. They removed all the lightbulbs, including the ones in the outside lights, fridge and cooker hood. They removed the mains smoke alarms leaving the wiring hanging and they took the lock cylinders from the 2 back doors!

Automatic fire detection and extinguisher 🔥🤔🤓😂😂😂😂😂

I thought G/Y was explicitly only for CPC use?

Edit: Yes, see 514.4.2
Is this the part of that reg you mean?:

Single-core cables identified by green-and-yellow throughout their length shall only be used as a protective conductor and shall not be overmarked at their terminations, except as permitted by Regulation 514.4.3.

I read this as applying to singles only, and assume that G/Y cores of multicore cables can be oversleeved and repurposed

Had an emergency call out this morning, a builder who’s installing a drain chopped through the SWA supplying the garden shed. Knocked out half the supply to the street, DNO engineer arrived promptly and changed one of the fuses down the sub station. Circuit isolated and power restored.

In the builder’s defence, the cable wasn’t buried the correct depth and was just beneath the slabs, but you can clearly see where the cable enters the ground so he should have checked prior to cutting.

Are you sure it is a shed supply from the house? Sounds more like chopping the concentric feeding the house to do that!

Yes as I carried out R1R2 and IR testing on the circuit when i’d disconnected it from the board.

Also carried out a Ze, PFC and some RCD testing on the installation once power was restored and all was good.

DNO engineer said he don’t know why the fuse blew down the substation as over 300amps, but he thinks it could have been weakened from other faults in the area.

Good low resistance fault, live to N and PE
bet the steel disk on his diamond wheel looks pretty.

Yep, the IR results weren't pretty either- 0.02, 0.01 & 0.36 MOhm.

He goes, "i think i've only knicked it"

i said, you've done a little bit more than that mate, you're lucky that RCD kicked in when it did. 😂

New consumer unit (sorry, units) for a small 2-bedroom flat.

I particularly like the way the busbar in the top right group of circuits has been bent in a zig-zag to accomodate the 3 different brands of MCB, especially noticable for the Wylex MCB.

There are several MCBs supplying individual outlets - e.g. the cooker hood is one circuit, the shaver socket is one circuit. So many circuits that a third lower garage CU was needed as an extra when all the initial 20 ways were used up.

But then all the internal lights are on one circuit, even though there are two outgoing feeds from the MCB.

If you look closely, you'll see there are only 2.5mm2 and 1.5mm2 outgoing cables. Even though there are two cooker circuits, one supplying a 7.5kW hob.

At least some care has been taken over getting all the N and E wires dead straight in the main units.

Not a picture for this. But I’m pre-empting the call out when I will take pics. 😂

I had a guy yesterday that wanted a CU change done. 14 way unit with surge, EICR and a double pole EMIS as there isn’t one in place currently. So I quoted two days work, but said that would likely finish in 1.5 days if no issues from the EICR. Fairly big 4 bed house.

£926 was the quote if it took 2 days. (Materials & EICR were £516 alone)

Chap then a aid it was too high and had been given a quote for £65 for the EICR and £280 fitted for the CU so £345 all materials and fitted.

I said good luck and I hope it’s done to the correct standards, is a like for like full RCBO board with surge protection and you get the EICR, EIC and building control certificates.

But I let him know that if he wanted my signature on certificates which meant I assumed the electrical safety for his installation, that’s the price.

So I’ll wait for him to get in touch in a few weeks after it’s been bodged.

I don’t know how any electrician could do that job for £345?

The board alone will have 11 circuits in use and only 3 will be spare.

I’m guessing it will be a Screwfix special board with a RCD main switch covering the whole installation.

This morning’s find when installing a machine from existing board.
took me a moment to process why my eyes were arguing with my brain!

edit.
the blue is actually a N so I presume the same person has connected both ends.

WTF? I can only assume it is someone totally ignorant of the old colours improvising instead of asking or looking it up. But such a person has no bloody business working on that sort of system!

What should have been a simple job is going to be a lot more involved.

Tiled walls and the CPC of one leg of the ring is broken in the kitchen in such a way that it can’t be fixed easily. Oh and the whole house is on one ring.

Oh dear you have just opened a can of worms!!

I do like a challenge. Was supposed to be a straightforward EICR 😂

Plan is to remove the back box and try and crimp a new bit of CPC to it. But if not I’ve told the client they will need the tiles etc removing and the cabinet as will need to chase out part of the wall.

It’s either that or rip up their oak flooring in the bedroom upstairs.

I know which option my money is on. 🤔🤪

Could you cut out another backbox above it, so they have a 2-up & 2-down pair of sockets? Might free enough cable for properly joining it all up, minimum tile damage, and extra sockets!

Everyone needs extra sockets!
Not really. It’s underneath a wall cabinet in the kitchen.

But I’ll suggest it to them as an option that will be cheaper than damaging the floor upstairs. 😂
