PAT Test

Hi

I know the rules for business premises, but how often do I need to test appliances in a residential property? I've decided to let out my flat and need to know....

you have a duty of care to your tenants to ensure that appliances are safe to use. PAT testing is not compulsory, just one way of proving that the appliances are safe. as a rule of thumb, appliances that are not hand held should be tested once every 2 years , hand held appliances once a year.

Thank you. That's what I thought.
I think we did them two years. Its too late to get everything tested now because she is moving in today. It is on my to do list for 12 months time!! :)

Yep would agree with Tel here but as i offer a fixed price for so many items I get asked to do them all yearly although if they let it drift for a couple of months then no big deal remember to get an asset list along with a repair and faulty registers as this demonstrated there is an audit system in place I issue Asset,certificate,Fault & Repairs registers the later 2 showing that equipment is is being repaired ie fuse change new plug top or reported as faulty.
 
As a LL, I believe the situation is slightly different in that you are both a supplier of goods and a person responsible - consumer protection act may be applicable.
