Any thoughts to why almost boiling water is coming from the taps? Faulty stat on the hot water cylinder?
 
Because it feels bloody hot, can't put hand under running water when the mixer tap is turned fully on the hot.
 
could be the stat failed in the closed position with contacts welded together in which case turning it down would make little difference especially if old type without secondary manual overheat stat

What heating system is it? Does it have solar water heating? If so how old,as in, some older systems don't have a thermostatic mixer on the output from the tank and it can get damed hot in there.
 
New stat needed maybe?.
 
Why not have a mixer tap? Its not at mine, its at a relatives of mine. Its a direct vented hot water system.
 
Has this problem just reared its ugly head recently or has the water always been too hot is the first question that needs to be answered.
 
From what they have told me its been like it for about 6 months. Ill test it with a multi meter the next time I'm round there.
