has anyone else noticed the high level of sediment in Tesco's Duoro?
(Tried to upload a pic, but "an error occurred"...doh!)

Dunno, don't shop in Tesco's, other than to get petrol and the other forms of derived liquid o_O
 
Tesco is not my nearest, Waitrose is...but when I look at the prices, I feel unwell!

I think I would have been tempted to replace the double gang back box with a larger adaptable box seeing as a larger hole been made and painted to match.. but what a terrible indictment on modern builders! I don't know how some people sleep at night..
 
Don't new houses have a 10 year warranty? Also, it would be interesting to see how your neighbors garages have been wired..
How do you think he got the lawn mower, leaf blower and shredder as well as the beers the neighbours have been hiding in their sheds from their wives..........
 
OP I would put your concerns in writing to The NHBC complete with original picture and any details you have regards the builder / contractor. The’re obliged to keep a record and might investigate, especially if they have had similar issues reported.

Regards recouping your costs, give resolver a try - google it.
 
NHBC 10 year warranty is mainly a joke...it works only if the structural build is so bad that the finished house is so far below par it is in danger of falling down...so, we have a system that tries to fix a problem that should never have arisen in the first place...building houses in places where they should not have been built without extra groundworks.

exactly that, the warranty is literally only to make the houses mortgageable, they don't give away warranties for any other reason but to keep the solicitors happy as they cost money.

same as those stupid indemnities you have to buy when you're selling a house without building regs. The house still doesn't have building regs, but it covers the mortgage company.
 
Except...the indemnity policies are usually pretty worthless, but the lawyers don't read them, and the mortgage companies simply accept the lawyer's Report On Title, and accept the indemnity...but that doesn't release the lawyers from blame if it all goes wrong.

NHBC is required if there isn't an architects certificate on a new house (there are other schemes) and the mortgage companies require one or the other, but from personal experience I can say that making a claim is a long, tortuous and seldom fruitful experience. Sad to say, the majority of new-builds are very poor in so many ways...that's what you get when you pay bottom-dollar to the trades to keep the profit up.
