Next door neighbour .Single mother 2 young kids . Been there 6-7 years .landlady is super reluctant to ever communicate no matter what the issue . Employs jokes of a management agency . who really are "typical" .


lets do the basics first .

landlady (27b) is a multi Millionaire property owner and a lawyer .
Her and her husband like to skimp if possible .... usual stuff. (He makes promises and thinks he is clever and gets off having to carry out whats required . He is not the legal landlord despite thinking he is !)
Left the mother with no oven for 3 months over Christmas .
Despite asking ,no EICR was ever carried out or access requested until today . Despite the cut off been last April 2021

2 bedroom flat .Not bad access in in rooms etc . Guy was in and out in 29 mins . But mentioned the state of the place was terrible . "scorched " sockets and dangerous electrics in bathroom etc. But still a full test is required to be carried out and no way in 29 mins ! 4 min of which would be getting gear out and putting back etc into bags . so lets say 25 mins . She has now got very worried . And has fired off a letter to the landlady (so she cannot deny any knowledge which will really annoy her ! ) asking why they have failed to ensure the EICR was carried out in time and why for a years almost and possibly longer, she and her kids have lived in a flat in very poor conditions .And the matter of the electrics been dangerous etc


so they now have 28 days to rectify any codes . Ive mentioned to her to ask for a "Proper" test of the entire flat rather than a £80 "drive by" and to contact the council and ask them to inspect the property and take formal action against the landlady if required . I really want to see if any councils have stepped in and taken these rich landlords to court . It really needs to be done
 
Have you been in?

Can you, by experience, tell by visual inspection how bad it is? Age of accessories usually denotes age of installation. Mcbs, RCDs??
Working smoke detectors? Gas boiler check certificate?
It might not be just electrics they’re not bothering about.

A family member has 5 small flats she rents out. She does everything required but because of one tenant not paying rent, she’s having to sell her hobby… a canal boat that I once had the pleasure (?) of driving… piloting?? from the kelpies to the Falkirk wheel.

The flat has serious damp issues from no /poor insulation in walls/ceilings etc . maybe ZERO ventilation in the bathroom . Bathroom floods very often and water comes through in the flay below . I would assume all rent has been paid on time etc . NO gas in flat .
 
re-reading the OP, it appears that the landlady is also a lawyer. double shark.
 
Ive been thinking about setting up a UK facebook page for anyone concerned about these "Drive by" tests and for them to detail what they believe was done and how long it took etc .Then depending on how many people posts etc .Try and get the media to pick up on it . Its wrong that people who dont know better are paying for a test to be legal and to feel safe and getting their pants pulled down
