Hi guy's i've been asked to do a landlords cert for a rented out property. Is this just a periodic?, sorry I mean condition report.

it should be, but the landlord will want it for £50 or less, which just about covers a visual inspection. discuss the price and limitations before you commit. if he wants a full EICR, he should be prepared to pay £150+.

EICR its called now they have to think of ammendments every year just so we keep them rich

I use the Visual Condition Reort, for Lettings agents, books of 25 handwritten, because I dont think anyone does a computer *.PDF or similar. (NICEIC)
