Hi guys

Sure it's an easy one but I've never come across it before. I have a landloard contact me saying he needs smoke and co2 detectors fitting. No problem there but he is saying he wants a certificate for them ?

What certificate needs to be issued ? is it just a certificate to say they have been installed. Obviously I will provide a minor works for the electrical side

Mains with back-up = Grade D

2100, 160RC and 140 Series Alarms

Battery only = Grade F

405 and 600 Series Alarms

Alarms in all rooms/areas apart from bathrooms, shower rooms and toilets = LD1

Alarms in hallways and landings (circulation spaces) plus alarms in the kitchen and living room= LD2

Some certificates ask for a smoke/heat test to be performed on the alarms, but we do not recommend this as the results can be misleading. Using the test button is the correct way to test our alarms.

Put on the form under 'Variations':
"A physical smoke/heat test has not been performed, having been substituted by following the testing recommendations contained within the Siting and Installation Instructions supplied by the manufacturer of the alarms installed"

What determines the catagory? Is it just what level you choose to install too? What's the minimum level required to comply with the new landlord regulations

Just another question the landlord has a couple of houses so I'm ok putting mains smokes ect in there but he also has HMOs too.

Where do I stand on these do you put linked smokes on every floor in the hallway or does it need a fire alarm system in the communal areas?

Who would do a fire risk assessment to determine what level of system is required ?

I have in the past installed fire alarm systems so installing isn't a problem but I have always worked off design plans and had the design company come in and commission. These were big systems linked to the fire service though.

If I install a small self contained system can I commission and certificate it or do you need a certain qualification to do that.

Just trying to get it straight in my head where I stand before I visit site to quote.

Don't go OTT with anything else. That on the side with the phone and website on the doors is fine.

Pimp your designer. Who did it?
 
Right I have been to do a site visit and I've been doing some research on the internet. The properties are 2 bedroom flats with hallway, kitchen, front room and bathroom. The kitchens also have gas boilers so that will need a co2 detector.

I am a bit confused about the smokes. I'm not sure if I'm going over board and if I should quote for 2 smokes plus one heat in the kitchen.

The regs say that the kitchen needs a heat detector and the hallway needs a smoke detector plus it says that the main daytime living space needs a smoke too.

The front room has the kitchen off of it plus the hallway so i don't know if the 2 detectors will cover that. Or should I install another smoke in the front room so that means 3 smoke/heats and 1 co2 detector per flat.

following the letter of the regulations I should but I don't know if this is Over the top for a flat and fear that I am over spec the job meaning that I might not get the work ?

Would appreciate all thoughts and suggestions

Thats what I am planning on doing just the logo and contact details on the van. I also have a blue van so think that it will stand out.

I used an online website for the logo design as i didn't want to do it myself and for the logo to look home made. I used a website called Design Crowd you pay and put a design Brief on for lots of different graphic designers to design the logo. You then pick the design and then the designer gets paid. You get the design in all formats so it can be used.My designer was a guy in India so the designs come from all over the world. I had lots and lots and lots of designs some not so good but when i saw this one i knew it was the one.
 
Gaz, are these properties going to be for private renting? If so then mains, interlinked heat detector in the kitchen, smoke in the main (living) room and typically one smoke in the hall (Depends on the size of the hall and distance between bedroom doors and detector).
Where you have a room with dual purpose i.e. Livingroom & kitchen, I prefer to have both heat and smoke, but if it's not a largish room you may have false alarms when the occupants are cooking, in which case heat alone.
The CO detector (not CO2!), doesn't have to be mains, interlinked, but can be 7/10 year battery, so that can help with costs.

Yes they are private rented properties. I will go with one smoke in the hallway, one in the living room and one heat in the kitchen. The landlord has suggested he wants mains CO detectors but will give the option. I do like the idea of all linked though as the others sound should there be a problem. This will then make the system designed to LD2

I just didn't want to be over specifying as they are small flats and of course increasing the price installing over and above. I do feel happier installing the 2 smokes and heat plus CO and I know they comply as I am supply certificates for every flat

Landlord has accepted my quote and decided to go with mains co detectors.

I have been reading up on the install instructions and it does say that they must not be interlinked with smoke detectors as you cannot tell what has activated them. Whether it's a co leak or a fire.

Only thought is that the co detector is in the kitchen where the boiler is but it's the furtherst away from the bedroom. I can see why the instructions state not to connect them but it would be good to connect them so they all sound in an emergency and can be heard in the bedroom.

Thoughts please not going to interconnect them but don't like the fact that the co alarm is the furthest away from the bedroom and you might not hear it if your asleep. Or am I over thinking things
 
I would consult the techies at Aico UK.......they are the best people to give you advice
 
I'd Recommend Aico's Radio Links. Then you don't need to wire around the whole flat, just take a feed to each device from a local circuit.
Not cheap (£60 ish) but slot into the acio alarms. the labour wise save so much time. 2 smokes and a heat can be installed in a hour

I use the Aico Radio links a lot, but jeeze, they are expensive. I'm paying £32.30 ex vat; anyone getting them cheaper????
