I have been asked by a letting agent to look at a flat which is due to be rented to the council and update stuff that needs doing and do a test afterwards. I am not in the know on what needs to be updated. Do I have to do everything to 17th...new twin rcd board etc?help on this matter would be much appreciated.thank you guys
 
Yeah smokes n rcd protection I thought aswell.I am not sure whether i would need to change board to a 17th edition one or if it can be a 16th?

Jason this may sound like a stupid question but what do u mean by PIR?

If you change the board all circuits have to comply with 17th edition by default. What you refer to as 16th would be part rcd protected and part not but these days most use the unprotected circuits for rcbo installations. expensive,but allows better discrimination. Stick to a dual rcd board if it needs changing.
By the way, on your PIR dont forget to put or on change of tennant as well as your recommended next inspection date.

Jason means Periodic Inspection Report, its just a commonly used abbreviation.

Also your next recommended inspection period is as per commercial properties and not domestic due to its rented accomodation status.

very useful,so basically make sure all circuits are rcd protected and there are heat and smokes connected tothe board.no bonding in bathroom needed as rcds will be present.do i still need to cross bond the boiler?

This is what my local clowncil make us do on update works -

1. New 17th dual RCD board
2. Mains wired interlinked smokes, hall & landing, heat in kitchen.
3. CO detector in kitchen
4. Any and all main bonding
5. Upgrade old 16mm tails to 25mm with 16mm earth
6. PIR bulkhead lights front and back
7. Fans in bathroom and kitchen
8. Additional sockets where required
9. Any items found on previous PIR, also carried out by us first
10. New roomstat to central heating
11. Points underneath worktops for appliances
12. 10mm t+e for showers and cookers
13. Cross bond at boiler


All this is directly for the clowncil so you probably wont need to do half of it, just a guide is all.

Sounds about right Lenny same as we had with council rewires/upgrades not a bad contract ! they also wanted pizza's in kitchen & bathroom & hall cupboard a dbl socket & batton light.

Had a quick peek at your link Baldsparkie. Interesting perspective. Couldn`t help but smile at this section tho:

I know what you mean Al.
Mind you its never easy explaining the why's and whats to non technical people ie general public, we are in a technical trade after all. Comment like mcb's rcd's, and even PIR's if you look back on this thread can create confusion. If you can get people to understand the basic reasons for the new 17th boards thats really all you can ask. The rest including technical and regs is up to us. Thats what they pay us for. (Although often not enough) :);).
 
Wasn't a silly question Charlie and I apoligise to you if you thought I meant otherwise. I just feel that sometimes we use abbreviations and assume that everyone knows what they mean. My comments were aimed at conversations with the general public and how best to communicate facts within a trade such as ours that is after all a technical trade. As said mcb's rcd's and even pir's are meaningless if you have never heard them before.
Sorry I used your question as an example,certainly no offence was meant, in fact when I first heard PIR I thought it stood for passive infa red :confused::o.
