Hi,

can anyone point me to the latest up to date legislation that's explained clearly about how many smoke, heat and CO detectors are required in an HMO.

i have just had an enquiry about a job in an "unlicensed" HMO.

also, does anyone know if they need emergency lighting?

the smokes, I can only assume mains interlinked with lithium backup, one in each bedroom, common areas and stair wells etc? And heat in kitchen, and CO in each room with solid fuel burning device?

Ill be quite honest and say I have never got involved with HMO's so a little rusty on the requirements.
 
Hi, HMO's where I live. I use Aico, & council are fine with the radio bases. Ionisation (Bedrooms) Optical (lounge & circulation areas) Heat (kitchen).
Emergency lights one on each floor in the staircase.
 
It's down to the LABC and Fire officer to decide what is required. Probably a proper fire alarm for the communal areas and properly designed emergency lighting to those areas too with grade D systems in each dwelling
 
over 3 floors above will be requirement Grade A & D mixed.

I was just reading about that, the Apollo Fire site has a good document on it ans thats what they say.

I have not fitted any 'proper' fire alarm systems before, so could be a good opportunity for me to do one, the place is empty at present and local too.

It would be advisable to get someone who has done it before to assist and advise. It is a great opportunity to learn a new skill, but at the same time it is a life saving system which needs doing properly
