how would / do you price a service contract

basically

i need to test em Lights every 3 months (15min test)
test Fire Alarm every 3 months (2 zones)
test em lights yearly (3 hour)

what how much will you charge??

I find most do for a service contract, I have a couple running where they pay me once each year for a set amount of visits
