Review if Electrical Installation Condition Report coding used?

I've been asked to go and price a job based on an EICR that the client has had done. Some strange coding in my opinion but just wondering what you guys think?:thumbsup

Hi all, just to jump on the bandwagon, have a look at this certificate and let me know your thoughts, was a customer of ours who had this report done as part of their rental agreement on a posh estate in Highgate, Same firm prob does about 50 houses on the same estate.

I only looked at the first page, it seems that whoever filled that report out needs to have a good read through the guidance notes for the codes. For example the "No RCD throughout installation" is down as a C1, or the C1 for the bathroom fan being 230v, the bit about needing a hammer and screwdriver (butcher!) to access the fuse board is a C3. To put it mildly the report is a load of nonsense, but probably contains some genuine (if incorrectly coded) issues.

The customer's not going to be happy about paying for another report though. I guess someone's going to get the ear bent, and hopefully reported to their scheme for being a muppet.

Gas boiler not fixed Code 1 (must be a Gas Safe check too) Clip missing from a light Code 1, There's loads of crap on there. By the looks of it no one should be in the property with all that danger around. Someones looking for a nice wager by the looks of things

5s disonnection time for a 5/15 fuse ?
0.01 on end to ends ?

Throw that report in the bin

can't read a lot of the report because of the background but what I can read does seem OK at first glance, slightly surprised there is 16mm bonding but could be someone being keen. The defect sheet is not part of the report and should not be included as part of the report. recommendations should be in a cover letter, not in the report.
The statement old MCBs may not work and suggesting an injection test must be pure conjecture, surely.
Codes are a bit odd and recommendations are also sometimes strange.

Whilst I am sure there are some very valid observations I do not believe that I'm going to be rubber suited to walk in there which is almost the impression I get when reading the report.

I think the person who conducted the test needs to remind themselves why a code 1 would be issued and what needs to be done when reporting a code 1.

Reading that report made me wonder why I have chosen not to provide this service yet lol Seems unlike this chap, I am aware of my limitations

As far as I was aware EEBADS is still used in older systems as thats what they are

Also looks like the IR test was performed using only a 250v test???

If a 100% inspection & test is required and the 250v test indicates that there are no faults then why no quickly test at 500v?

I did take some pictures but not yet uploaded them, I'll see if I can do this tomorrow now.

Since visiting the property I have added some of my own codes as a learning exercise.

I do not do EICR's as I believe this is currently beyond my limitations as I do not have knowledge of previous edition wiring regs and unable to date installations. If anyone can add to the codes without seeing the photos it would be appreciated to see how my virtual coding does

I just thought I would also mention that the Landlady has already been out and purchased a 17th edition dual RCD Wylex so seems to be taking the report serious enough to realise improvements are required but she also stated that she thought the EICR carried out was way over the top and that she is not particularly happy.

I disagree. C1 = Immediate Danger I would use a C2 as the cu is contained within the boxing and only become dangerous if opening the door and sticking hand inside. Definitely unacceptable but not a C1 in my opinion.

Washing machine is connected to a 4 way extension, extension lead then is run behind a gas cooker C2

I struggled to find this but believe it to be the same socket that is cracked and holed and would have listed it in the same observation.

This may of just been my old company policy but should'nt C1's be rectified there and then by you as it is an immediate danger? ie bare live cables, missing DB cover (obviously not this one because a tool is required to access it)

That is correct indeed, even I know that and I don't do them

The exposed busbar was within a boxing in section but did not require a tool although there is no reason to go in there other than if a fuse needed to be replaced but giving what I have just mentioned does it warrant a 1 as it is not directly on show?

Yeah but any testing and inspection is now done to the 17th edition, so surely we should use the terms that it stipulates?

@ 1shortcircuit. i have just read you post#18 and , without seeing the job, i think the codes et.c you have suggested for the various faults are pretty much in agreement with what i would have said. a lot of them are quick fixes, so get on with it and earn a wage out of it. make sure you get plenty of these :coffee::coffee:
