Hi all,
Just a quick one. If you're going to rent out your house, is there a requirement to have your CU upgraded - as at the moment it's a rewirable.
I ask this because someone has asked me whether it needs upgrading, or will a PIR surfice with recommendations on?

There is no hard and fast reg that states you have to replace a rewireable type ccu for rented or other property, however a PIR may reveal a good case for doing so or recommending

eg. PFC too high for the fuse type, most are only rated at 1ka, no fire resistant backboard, no rcd protection on s/o etc, also if the ccu is changed it prevents the tenants from fitting incorrect rated fusewire

There is no statutory requirement for a landlord to upgrade the electrics or even to have a PIR, however the landlord does have a duty of care to the tenant and the easiest way to demonstrate this is to have a PIR done. If the electrics are safe and match the regs to which they were installed there is no legal requirement to upgrade to BS7671:2008 , deviations from the present regs can however be noted in the observations section in the PIR and benefits to the possible upgrades explained in person
 
Thanks for the response, informed landlord there is no requirement, but is probably going to have board upgraded......
 
best to do PIR before upgrade to ensure that there are no hidden probs that will "suddenly" appear once rcds are in use.
