I am currently doing some periodic inspecting to domestic properties and have gone into 2 properties which seem to have an overload problem. The both have 28 way split load boards supplied via a single phase supply and protected by 100a main BS1361 fuses.

On the boards are approx 6 lighting circuits, 7 showers, 2 cookers, 4/5 ring mains and the odd water heater, smoke alarm circuit. Obviously the max demand is above 100a.

Has anyone got any advice on what I should do in this situation prior to issuing a satisfactory report??
 
Hi Pete.

Well technically if they are 25mm tails protected by 100A fuses then there isn't really anything wrong.

I would suggest an accompanying letter to the PIR, explaing the situation with regard the demand of the installation and perhaps investigate the possibility/cost of installing 3 phase, but as long as all circuits are fused correctly and as I said the tails are of the correct size for the overcurrent protection then I dont see how any of the codes can be issued.

Others may take a different view.
 
im with lenny on this one. In the letter i would make a big point of saying if the main fuse went then the whole building will be without electrics. (it covers your --- and if you quote for the works you might get it)
